Design Changes following Pre-Application Consultation

 

Over the course of December 2020 and January 2021 the project team undertook a number of consultations with local stakeholders and residents.

 

The new owner’s proposals for the refurbishment of this family home have generally met with a positive response and the design has evolved from December 2020 as follows:

 

  • Adoption of the window fenestration prevalent in the conservation area
  • Traditional dormer details have been incorporated into the design
  • Reduction in the width of all the dormers
  • Semi recessed all the dormers in plan to reduce their profile
  • Lowered the cornice slightly to improve internal sight lines at the fourth floor
  • The sections of opening roof on the southern and eastern sides have been omitted and the roof geometry revised
  • A chimney has been added to the west of the core raising the increase in building height by 0.5m to 3.3m

Planning Application

 

The new owner’s proposals for their future at 2-8 Rutland Gate comprise.

 

  • Repair, partial demolition and alteration to parts of the existing building’s façade
  • Improvements and re-organisation of the internal layouts necessitating replacement of some of the internal floor slabs
  • Demolition and remodelling of the existing fourth and fifth floor levels with the introduction of a replacement mansard and 3.3m increase in building height
  • Minor basement excavation at Level -2 to extend the existing floor level to accommodate plant

Design Changes following Post-Application Consultation

 

Following consultation with Westminster City Council two aspects of the submitted design have been amended to correspond with the recommendations of the design officers:

 

  • Adoption of traditional single dormers to the Level 5 mansard
  • Adoption of heritage style lamps, balustrades and railings currently in use within the Conservation Area

 

Revised planning drawings, updated views and a short addendum to the Design & Access Statement were submitted to Westminster City Council on 21 May 2021.
